The Planning and Development Department is responsible for protection of the public interest in all matters relating to the physical development of the land, and for administration and enforcement of all County development regulations, including the countywide Zoning Ordinance, adopted January 1, 2003, and the subdivision, manufactured housing and junkyard ordinances. A more comprehensive overview of County development policy and guidelines may be found in the Yadkin County Land Use Plan, adopted October, 2001, after a process enlisting extensive public involvement and input. This department also serves as staff to the Planning Board, Board of Adjustment and Watershed Review Board, and in presenting planning and development related issues to the Board of County Commissioners.  

Planning Board 

The County Planning Board meets regularly on the second Monday of each month at 7:00 PM. This board is responsible for advisory decisions and recommendations on zoning amendments, and is also charged with approvals and interpretive duties in cases involving the subdivision, manufactured housing and junkyard ordinances.   

Board of Adjustment 

The County Board of Adjustment meets regularly on the second Monday of each month at 6:00 PM. This board is charged with the holding of public hearings and rendering of decisions on behalf of the County regarding zoning matters, such as conditional use permits, appeals and variances.  

Watershed Review Board 

The County Watershed Review Board reviews and approve applications for certain exceptions and other requests pertaining to administration and enforcement of county and state watershed regulations. This board meets on an as-needed basis.
